How Do I Find a Good Real Estate Agent in Southwest Florida?
Finding a good real estate agent in Southwest Florida involves more than choosing the first name you see on a yard sign or searching for “Realtor near me.” The right agent should understand the specific community, property type, market conditions, and challenges involved in the transaction you are considering.
That matters especially in Southwest Florida.
Buying or selling a waterfront home in Cape Coral can involve very different considerations than purchasing a condo in Fort Myers, acreage in North Fort Myers, an investment property near Fort Myers Beach, or commercial space elsewhere in Lee, Charlotte, or Collier County.
So, how do you find the right real estate agent?
Here are some of the most important things to look for.
1. Look for Real Experience — Not Just a Real Estate License
Start by asking how long the agent has actually been working in real estate and what types of transactions they have handled.
There is no substitute for experience.

3. Find an Agent With Experience in Your Type of Property
Someone can be an excellent Realtor and still not be the best Realtor for your particular transaction.
If you’re buying a Gulf-access home, look for waterfront experience. If you’re purchasing rental property, find someone who understands investment transactions. If you’re selling a commercial building, you probably don’t want an agent whose entire career has consisted of suburban residential homes.

Finding the property is only the beginning.
Real estate negotiations can involve much more than purchase price. Inspection findings, repairs, financing contingencies, deposits, closing dates, appraisal results, personal property, concessions, and other terms may all become part of the discussion.
Ask an agent how they approach negotiations and what happens when a deal encounters a problem.
